| ESSENTIAL DUTIES AND RESPONSIBILITIES include the following. Other duties may be assigned.
- Directs the management of commercial, industrial or residential real estate properties for TTC.
- Overall responsibility for the performance of income producing properties to ensure that the real estate investments achieve their expected results.
- Coordinates activities and negotiates with representatives of real estate, private enterprise and industrial organizations and community leaders to acquire or lease real estate.
- Primary focus will be on local and national real estate investment strategies and portfolio expansion to produce long term sustainable growth.
- Responsible for analyzing new properties for TTC as well as identifying potential development joint venture and pre-sale opportunities and making recommendations to executive management.
- Identifies potential opportunities for disposition of current real estate.
- Calculates Broker's opinion of value to determine value for purchase, sale, investment, mortgage or loan purposes.
- Negotiates, prepares and administers all corporate leases.
- Ensures fulfillment of reporting requirements for assigned account portfolio.
- Provides recommendations to executive management for acquisition of new properties.
- Supervises property management staff.
QUALIFICATIONS Education and Experience
- Bachelor's Degree in finance or related field.
- Minimum of fifteen years of residential and commercial property management experience.
- Current active Alaska Broker's License.
Skills, Knowledge and Abilities Must be able to work independently with minimal supervision. Must be service oriented and provide outstanding customer service. Must have excellent financial and analytical abilities to evaluate real estate investment strategies and portfolio expansion to produce long term sustainable growth. Must have the ability to prepare reports in final fashion for presentation to executive management. Knowledge of and experience with Alaska Landlord Tenant Laws required. PHYSICAL REQUIREMENTS While performing the duties of this job, the employee is occasionally required to stand; walk; sit; use hands to finger, handle, or feel objects, tools or controls; reach with hands and arms; climb stairs; balance; stoop, kneel, crouch or crawl; talk or hear; taste or smell. The employee must occasionally lift and/or move up to 25 pounds. Specific vision abilities required by the job include close vision, distance vision, color vision, peripheral vision, depth perception, and the ability to adjust focus. WORK ENVIRONMENT While performing the duties of this job, the employee is exposed to weather conditions prevalent at the time. The noise level in the work environment is usually moderate.
SUPERVISORY RESPONSIBILITIES Will be responsible for supervising property management staff.
